Q: Can you hold a place before I apply?
A: Applications will be be taken in the order that they are received. Once an application is paid for and submitted, the application is reviewed and a decision is made within 24 hours.
Q: Do I pay first month’s rent and last month’s rent with my security deposit?
A: This can vary depending on the location of the property. As a rule of thumb, your move in fee and first month’s rent is paid at the lease signing for any unit in the city of Chicago. If the property is NOT located in the city of Chicago, the first month’s rent and security deposit is due at the lease signing.
Q: How old do you have to be to apply?
A: Any persons over the age of 18 that will be residing at the property will need to apply.
Q: Is the deposit refundable?
A: Security deposits are refundable, move in fees and pet fees are not. However, per the lease agreement, deductions can be taken out of the security deposit for the following reasons: unpaid rent, damage, excessive wear and tear, and cleaning costs to return the unit to move in condition.
Q: Who needs a cosigner?
A: Applicants whose combined gross income is not at least three (3) times the monthly rent amount or do not meet minimum credit scoring.
