Rent Ready Requirements

We are committed to providing safe, clean, and properly maintained homes to our residents.

In order to comply with the Implied Warranty of Habitability in Illinois, Illinois judicial law, and Landmark Property Managements standards, the below items must be completed before we will advertise and rent a property.

Cleanliness & Condition

  • Professionally cleaned to hotel-room clean standard
  • Carpets professionally cleaned; free of stains, odors, or wear
  • Bathroom caulking fresh and free of mildew
  • Operational fireplaces cleaned and screened; non-operational fireplaces permanently sealed

Paint & Appearance

  • All painted surfaces freshly painted corner-to-corner
  • No spot touch-ups or mismatched paint
  • Neutral or renter-friendly color scheme (approved at LPMs discretion)

Vacancy & Preparation

  • Home fully vacant of all personal property
  • Garage floor swept clean

Windows & Coverings

  • Window coverings installed in all bedrooms
  • Screens installed on all windows
  • Recommended: blinds in living areas, no draperies, window well covers

Exterior & Landscaping

  • Exterior free of debris
  • Lawn mowed, trimmed, and landscaping neatly maintained

Safety & Systems

  • Smoke detectors on every floor and in each bedroom
  • Carbon monoxide detectors within 15 feet of each bedroom (wall-mounted only)
  • Safety railings secure; all trip hazards corrected

Mechanical Systems

  • All systems fully operational (HVAC, plumbing, electrical, appliances, garage doors, etc.)

Doors, Lighting & Access

  • All light bulbs installed and working
  • Doors open and close smoothly; doorstops installed
  • Three full sets of working keys required
