Setting Up a Showing

• Q: Do you accept section 8 housing vouchers?

  A: Yes, we do accept section 8 housing vouchers with considerations to the property you might be applying for. The bedroom size of your voucher must cover the asking rent after utility deductions.

• Q: How to set up a showing?

• Q: What are the screening questions for a property?

  A:

  • What is your take home income? (Every property is required to have a 3X take home income)
  • What is your credit score? (Each property will have a required credit score which will be noted on each listing page.)
  • Do you have any pets?
  • Do you have any evictions or bankruptcies?

• Q: Do I need to confirm my scheduled showings?

  A: Yes, you will get an automated text via ShowMojo to confirm your showing and a reply is required to confirm the showing. We will also personally reach out to confirm your showing after it’s confirmed via ShowMojo.

• Q: How do I reschedule my showing?

  A: Please reach out to the listing agent directly to reschedule your showing.

• Q: Who will be meeting me at the property?

  A: Each listing has a team member from Landmark Property Management assigned to it. This team member handles all showings from the property and is there to answer any questions you may have!

• Q: Are rental rates negotiable?

  A: Landmark currently uses Buildium to stay connected with owners and tenants. All tenants will have access to a tenant portal where rent collection will be deposited into the appropriate accounts. All payments collected via check or money order will be logged and deposited accordingly. Landmark does not accept cash.

• Q: How do I apply for a rental unit?

  A: You can apply by going to our website (https://www.chicagospropertymanagement.com/chicago-homes-for-rent), clicking “View Details” on the listing, and clicking “Apply Now.”

• Q: What is required to apply for a rental unit?

  A:

  • A submitted application for each resident that will be applying (anyone living in the unit that is 18 or older is required to apply and submit supporting documents).
  • A $60 application fee for each application. Application fees are non-refundable.
  • Your 2 most recent pay stubs
  • Your 2 most recent bank statements
  • Your current landlord information

• Q: Who is required to apply?

  A: Anyone over the age of 18 that will be residing in the property needs to apply and submit supporting documentation.

• Q: Can I apply without seeing the property beforehand (ie. sight unseen)?

  A: No, we do not allow sight unseen applications. You must have seen the property first hand prior to applying.

• Q: Can you hold a property for me while I apply?

  A: No, our properties stay on market until we have a signed lease and all the required funds have been paid. The quicker all of this takes place, the higher the likelihood of the property being available for you. Furthermore, if you do not sign the lease and pay the required fees within 48 hours, your application will be denied.

• Q: I see a surety bond is required, what is a surety bond?

  A: The surety bonds are a security deposit / move in fee alternative. The total bond amount is set at one months rent, the program we use Assurant, will do a soft pull on your credit. Pending the credit score, they will determine a small portion of the total bond amount to be paid out of pocket. Based on our credit requirements for underwriting, the usual amount out of pocket lands between 10 - 20% of one months rent. This initial payment is non-refundable. Assuming the unit is in good condition upon a resident moving out, nothing further is owed. If there are damages, it would be up to Assurant and the resident to settle up on the remaining balance of the bond.

Approval and Move in Process

• Q: How long does it take to know if I was approved?

  A: Applications are processed within 48 hours all receiving the application and all the supporting documents. If anything is missing and needs to be collected, the process will be delayed. If we do need to request any additional information, we will reach out via email and/or phone call. • Q: How do I know if I’ve been approved?

  A: Once approved a representative from Landmark Property Management will reach out to you directly via email or phone. It is important to respond and sign the lease and pay your fees ASAP so you do not lose the property.

• Q: Once I’m approved, what’s the next step?

  A: Once you’ve been approved, the lease will need to be signed and the security deposit or move-in fee will need to be paid within 48 hours to ensure you get the property. The first months rent can also be paid at lease signing or will be due a minimum of 7 days prior to taking possession of the home. The first rent payment is always in full, regardless of the move in date. If you moved in mid-month, the prorated rent will be due on the first of the following month.

• Q: How do I schedule my move in?

  A: On the day of your move in, instructions for a lock box move in will be emailed to you by our office staff. Access instructions if all of the move-in requirements are met (all move-in funds are paid and cleared, the lease is signed, etc).

• Q: What is a lockbox move in?

  A: A lockbox move in simply means we leave a lockbox and keys at the property so on the day of your move, you have access at your convenience. This means if you’re running late or plans have changed, there is no need to reschedule a meeting time - the keys are there when you need them! 24-48 hours after the move in, a Landmark team member will stop by to remove the empty lockbox from the door (no need to be present).
