Top 5 Tips To Rent Your Property Fast!

Hi everyone, Jason Marcordes here with Landmark Property Management. Are you trying to rent your vacant rental property? It’s not always as simple as it seems. There’s a lot of competition out there so here’s a list of my top 5 tips to get a leg up on that competition and rent your property fast.

Alright, let’s dive in!

Tip #1: Complete the unit turn BEFORE starting showings!

As the saying goes, you only get one chance to make a first impression. Make sure all of the unit turn work is down prior to getting pictures and starting showings.

Tip  #2: CLEAN!

This sounds like common sense but you wouldn’t believe how many units I’ve showed over the years that just look like crap - just because they weren’t cleaned. I highly recommend a deep clean here as it will show a million times better and make the move in clean much quicker.

Tip #3: Brighten it up

Properties that have good natural lighting or are well lit are going to appear bigger, cleaner, and brighter. This always helps rent vacant units faster. If security isn’t an issue, I recommend opening all the curtains or shades. Depending on your current lighting, I would also recommend swapping out the light bulbs for brighter daylight bulbs so you don’t have a yellow tinge throughout.

Tip #4: Make sure you’re using professional photos

This is actually a pet peeve of mine - if you’re thinking about trying to save a few bucks by taking photos with your iPhone, I HIGHLY suggest you rethink that. Spending money on professional photos is well worth the investment. You’ll thank me later. If you’re a client of ours or have worked with us in the past, you know we ONLY use professional photos. This allows your rental property to be seen through the best lens possible and therefore attract more prospective tenants who are looking at the listing online. 

Now, speaking of online….

Tip #5: List your vacant rental unit on ALL the major listing platforms

Let’s face it - we live in a digital world. If you’re looking to rent your vacant property quickly, you need to get it listed on as many listing platforms as possible. If you google apartments for rent near me, you’ll see all the best websites on the first page. I highly recommend creating a listing on each one of these. The idea here is to cast as wide of net as possible and get in front of as many potential renters as possible.
